Does the general contractor have a strong financial record?

  • Having a healthy balance sheet is a very important quality to look for in a general contractor.
  • If a general contractor is financially responsible in their own business practices, then it is a good sign that they will manage the costs of your project responsibly as well.
  • Look for these red flags: a contractor that wants greater than 50% of the cost upfront or is willing to complete a job too cheap.
  • Keep in mind that a quoted cost does not always turn out to be the actual end cost – the most responsible contractors will keep your informed with any changes to the initial cost and get them approved by the customer before actioning them.

  • A strong team of subcontractors - it is vital that the general contractor has forged relationships with subcontractors they have previously worked with that they trust.
  • Adequate knowledge within their team - it is important that each 'division' within a building team has the relevant knowledge and experience in their field, in order to be able to resolve any issues that may arise. 
  • What can they offer - find out what tools the contractor is planning on using to allow your project to run on time, within budget and to the specification.

  • With any project, it’s important to match the skills of a contractor with the demands of the project.
  • Ask the general contractor about their previous projects and if they have experience in completing a similar project.
